Hockley Shopping Center
This commercial shopping center in Katy, Texas not only makes bold design choices; it provides a space for residents to shop comfortably and efficiently while also presenting the option of staying to gather as a family or community. A main architectural highlight is an overarching pavilion that connects the two wings of this structure. This area provides shaded seating to sit back and enjoy food, company, and conversation. As each tenant is yet to come, the structure is divided in a way that supports stores and restaurants of varying sizes.

Big Island Residence
Generally speaking, this home could be anywhere a client would like, Polyline just imagines ourselves retiring on Big Island. This luxurious, age-in-place home strives to provide everything any retiree could want and need. From various pavilions providing separate work and play areas to minimal floor height transitions creating ease of passage, this concept design for a single-family home takes into consideration those that intend to grow old in their home. Site amenities encourage residents to stay in touch with their natural side with an infinity pool, BBQ Area, elevated planters, and more.

Wahiawa Apartments
Overlooking a prominent lake in Wahiawa, the site for this new affordable housing structure offers ample opportunities for views, evaporative cooling, and ambient features. To recall the infamous peacock bass, solar shade fins present a fluid, colorful notion while granting shade directly into units. As an important feature to tenants, initial site designs exceed Bill 7, Ord 19-8 regulations by providing 1 parking stall per bedroom through use of mechanical parking. Multi-family housing design should always aim to create effortless lifestyles for those occupying the space. We are excited to see this design progress and unfold.

Kailua Condo Association Repairs
Our passion for multi-family housing design flows into existing buildings as well. In the case of the Kailua Condo Association, we work with various existing amenities to restore them to their original state of glory. With updated material and product choices, this condo association is getting the updates it deserves. Our work with this AOAO has to date consisted of driveway structural repairs, screen repairs, exterior lighting updates, and driveway railing rebuilds.

Waipi’o Deck Addition
Not your average deck. Durable composite boards create a monolithic, sculptural seating space with views to watch the keiki play in the yard or look out to the alluring natural view of Waipi’o Valley as you enjoy a cocktail. The playful volumes provide a built-in playground for the keiki to entertain themselves with while serving as tables, backrests, and steps merging into the landscape as well.
FONO Ancillary Structure
As associate architect to Lively Architects, the design for the legislative office wing of American Samoa’s Territorial Government Complex compliments the cultural significance of its location and people. Currently, under construction, the complex is to be completed in 2022.

Mililani Townhome Association Repairs
As much as we love to start multi-family housing from the ground up, we are pleased to assist existing owner associations in repairs and restoration. For this Mililani Townhome Association, we are tackling minor repairs, fresh paint, new code-compliant railings, and more! With condo association work, we take a look at what previous AOAOs have done well to keep those ideals implemented and update those that are no longer relevant in current times. As our homes age, it is extremely important to keep structures up-to-date and fresh for healthy residents and in turn, healthy islands.

Nu’uanu Development
Amongst the sloping valley of Nu’uanu, sits a property characterized by its steep grade and magnificent views ranging from mauka to makai and many cities in between. The concept design for this site involves dividing a larger lot to make way for 8 single-family homes. These homes are typically 3 bedrooms and 2 1/2 baths with lanais from private and shared spaces within the home. Through a feasibility study, it was found that the surrounding community has little space dedicated to walking or exercising safely. These findings inspire a site stairway feature that not only serves as a pedestrian entry to the lower end of the site but encourages residents to get outside and get active. This subdivision will continue to push towards healthy, safe, modern design.

Mo’ili’ili Affordable Apartments
In response to Honolulu’s need for housing, this massing model looks at a site in the urban community of Mo’ili’ili under the guidance of Bill 7. In its early phases, our feasibility study reported on the viability of site features such as vehicle access, utility services, natural elements, etc. Preliminary massing of these apartments provides 60 units surrounding an internal courtyard that allows for communal recreation space and access to natural light & ventilation maintaining windows on two sides of each unit. In the future, this design aims to contribute to a healthy community both within the site and surrounding it.

Ala Wai Affordable Apartments
An affordable walk-up in the urban jungle of Honolulu, this beauty provides pops of color to lighten the mood of the surrounding muted conditions. With the opportunities presented through Bill 7, Ordinance 19-8, this building is comprised of studios and one-bedroom apartments with modern fixtures, finishes, and amenities. Understanding the consistent climate of O’ahu, solar shade fins provide ample shade for tenants while allowing indirect light to perforate into units.

Sushi Restaurant Expansion
Exciting architectural & site design work for the expansion of a sushi restaurant. This design provides various outbreak spaces & experiences for those dining in while supporting an organic flow through for employees. Site work is reminiscent of a traditional Japanese zen garden with respect to the tropical environment of Hawaii.
