A Diamond in the Rough.

In rural Kona, stands a luxurious structure of vaulted ceilings, clerestory windows, skylights, and lofted spaces originally built in 1991. The surrounding site offers ample opportunities for connections to nature through 360 views, existing koi ponds, and garden spaces scattered throughout.

This residence proposes many interesting challenges mainly based on conflicts between its previous use and our current goals. Because of its most recent program as a convention center, there are currently strong breaks in the flow of space between bays. Great for dividing spaces for different families however, we are now faced with stitching the structure together again for a single family. The new design also proposes stronger connections and encouragement to utilize outside space.

The pool deck is just one of the many featured spaces outside of the home. We have energized this space by adding an integrated seating area, wet bar, restroom, and direct access from a new pathway.

The lawn is so vast with opportunity for various features and programs to create interest and get the most out of the space. Dog lawns have been implemented in multiple areas of the lawn to ensure the safety and inclusion of the family’s fur babies. To create a strong sense of solitude, a private garden is located off of the master suite. From the kitchen, a beautiful moment is created by the serenity of the koi pond and orchid garden.
